WHAT TO EXPECT

To lease an apartment, you typically need to provide several documents to the apartment community or property management company. While specific requirements may vary, here are common documents often requested:

  • Guest Card: You will fill out a guest card with Apartment Connect LLC, Locator, Realtor or as your source. They vary in their verbiage.
  • Proof of Identity: Purpose: A government-issued photo ID, such as a driver’s license or passport, is commonly required to tour an apartment.
  • Application Form: Filling it out accurately and completely is vital for a smooth application process. Please be sure to include Apartment Connect LLC as your source. This is how we keep this service free to renters.
  • Security Deposit: Understanding the terms related to the security deposit, including conditions for its return, are essential.
  • Proof of Income: This could include recent pay stubs, employment verification letters, or tax returns if you’re self-employed.
  • Guarantor Information: If you, as the tenant, face financial difficulties, the guarantor agrees to cover your rent. This reassures landlords, especially if you have a limited credit history or income.
  • Pet Documentation: There may be a pet security fee and pet rent attached to your lease. Some may also require a picture of your pet for their files and proof of vaccinations: This ensures the safety and well-being of all residents in the property,
  • Pet Fee: A pet fee is a standard practice to ensure responsible pet ownership.
  • Credit Check and Criminal Background Check: Landlords may perform a credit check and criminal background check to assess your application.
  • Credit Report or Score: Please check your credit score before looking for an apartment. Federal Law allows you to get a free copy of your report every 12 months from each credit reporting company. Contact these three for your reports. Not all apartments use just one agency so make sure you have all three free reports sent to you. Information is power!
